Why Auction?

Let the market set the price — on your timeline.

An auction turns interested buyers into committed ones and sets a clear, public deadline to sell. Instead of waiting for the right offer, you invite every serious buyer to compete on the same day — and let genuine demand determine true market value.

It's an especially strong fit for estates, land and acreage, and one-of-a-kind properties that are hard to price with ordinary comps. For families settling an estate, an auction is transparent, efficient, and final.

Defined timeline
A firm sale date — no open-ended waiting.
Competitive bidding
Buyers compete in the open.
True market price
Real demand, not a guess.

The Process

How our auctions work

From first conversation to closing table, we handle the details — you stay informed at every step.

STEP 1

Consultation

We walk the property, review your goals, and recommend honestly whether an auction or a traditional listing nets you more.

STEP 2

Marketing blitz

Professional photos, signage, this website, email alerts, and targeted advertising drive a crowd of qualified buyers before auction day.

STEP 3

Auction day

Buyers gather on-site and bid competitively. Our team runs a clear, professional sale from opening bid to final gavel.

STEP 4

Close

The winning bidder signs and puts down the deposit the same day, then closes in roughly 30 days. Done, clean, and final.

 Key terms, up front

Absolute vs. reserve

An absolute auction sells to the highest bidder, no minimum. A reserve auction sets a confidential minimum the seller must approve.

No buyer's premium

On real estate, the bid is the price — no buyer's premium added. What you bid is what you pay.

10% deposit, day-of

The high bidder puts down a 10% deposit the day of the auction to secure the purchase.

Balance ~30 days

The remaining balance is due at closing, typically within about 30 days.
